Are there any risk factors of investing in your project, and if so, then how is covered?
We at Mimamsa will do our best to ensure that no risk factors are involved. However, in the case of unavoidable circumstances like riots, natural disasters, or any other external influence, we will do whatever is in our power to protect your investment.
Will the project be completed on time?
We have a dedicated project implementation team to ensure that the project gets completed on time. This team consists of construction experts, engineers, planners, and architects who have been in their respective industries for a long time.
How will I know the status of the project and its completion?
We will provide all the necessary details and timelines to you in writing. If you have any questions or queries regarding the project, you can always get in touch with us, and we will be glad to provide you with the details you need.
Do I get any returns on my investment?
Yes, as an investor, you will be eligible to get returns on your investment. If you have any questions or want more clarification on this front, you can always contact us. Our representatives will give all the details to you in writing at the time of registration.
Does the ROI also include property value appreciation?
No, the ROI does not include property value appreciation. The appreciation of the property will accrue over the years. As this is a long-term investment, you will avail the appreciation benefits depending on the size of the villa.
Would I need to pay for the maintenance charges?
No, as per the leaseback clause, the maintenance charge of the villa is a part of the resort’s running cost. Whatever maintenance is needed will be paid from the income we receive through the resort.
Can I stay in my villa while I’m on vacation?
Yes, if you are planning to come and stay in the resort, you can let us know the tentative dates, and we will ensure that you can stay in your villa. If the villa is occupied by anyone else, we will work out an alternative accommodation with the same furnishings and layouts.
Will my returns be affected if the tourists’ occupancy reduces?
No, you do not have to worry about the villa’s occupancy level. All the leased back villas within the resort run as a single entity. We will ensure that we do our bit to ensure that your returns will not be affected in any way.
Can I sell or transfer my villa to someone else?
Yes, each villa is transferable, bequeathable, and saleable. As the villa owner, you can sell or transfer the ownership to anyone you want. At the time of sale or transfer, you can let us know, and we will give you the process and procedure to do so.
Is this a time-share concept?
No, the time-share concept is subjected to specific terms and conditions wherein you can use your property for a certain number of days. You can use your property whenever you want. Mimamsa properties are not a time-share concept. It is an ownership concept wherein investors get total ownership of the villa
